How often is this data updated?

The registry data is refreshed every morning at approximately 6 AM UTC (1-2 AM Eastern). Our automated pipeline downloads all records from the official ASC.gov SOAP API, detects changes, and updates our database within minutes.

Is this the same data as ASC.gov?

Accepted Answer

Yes. We pull directly from the ASC's official public SOAP API (the same data source that powers the ASC.gov website). Our database is a mirror that is synchronized daily. We do not modify, filter, or editorialize the data in any way.

What is the difference between Active and Inactive status?

An Active (A) status means the appraiser currently holds a valid credential to perform appraisals in that state. Inactive (I) means the license has expired, been surrendered, been revoked, or is otherwise not in good standing. Inactive records remain in the registry for historical reference.

What do the license types mean?

There are four federal license categories: Appraiser Trainee (working under a supervisor), Licensed Residential (can appraise non-complex 1-4 unit residential properties up to $1M), Certified Residential (can appraise any 1-4 unit residential property regardless of value), and Certified General (can appraise all property types including commercial, industrial, and agricultural).

Can I use this tool to verify an appraiser before hiring them?

Absolutely. Enter the appraiser's name or license number to confirm their license is Active, verify their license type matches the assignment (e.g., Certified General for commercial properties), and check their state credential. For federally related transactions, FIRREA requires the appraiser to hold an appropriate state credential.

Why does an appraiser appear in multiple states?

Appraisers can hold credentials in multiple states. Each state issues its own license, so an appraiser licensed in both Texas and Oklahoma will have two separate records — one per state — each with its own license number, status, and expiration date.

How do the Daily Change Alerts work?

Accepted Answer

After you subscribe and confirm your email, you'll receive a daily email digest whenever there are changes in your selected states. The digest includes new licenses issued, status changes (Active to Inactive or vice versa), and removed/expired licenses. You can manage your state selections or unsubscribe at any time.
