Understanding Appraiser License Types
Federal regulations under FIRREA establish four categories of appraiser credentials. Each determines what property types and values an appraiser can evaluate.
Appraiser Trainee
Entry-level credential for appraisers gaining experience under the direct supervision of a Certified appraiser. Trainees cannot sign appraisal reports independently. Requirements vary by state but typically include education coursework and supervised hours.
Licensed Residential
Can appraise non-complex 1-4 unit residential properties with a transaction value up to $1,000,000, and complex 1-4 unit residential properties up to $400,000. Cannot appraise commercial or land over certain thresholds.
Certified Residential
Can appraise any 1-4 unit residential property regardless of value or complexity. This is the most common credential for appraisers working residential mortgage lending. Requires more education and experience hours than Licensed Residential.
Certified General
Can appraise all property types including commercial, industrial, agricultural, and vacant land with no value limit. Required for any federally related transaction involving non-residential property or residential property over certain thresholds. Highest credential level.
