Most banks have a sound appraisal policy. The exam finding usually is not about the policy. It is about the distance between what the policy says and what the files show.

That distance opens in ordinary ways. An appraiser was engaged whose credential had lapsed two weeks earlier. A loan officer emailed the appraiser directly because the deadline was tight. The engagement decision was made correctly but nobody wrote down why. A reviewer signed off but the sign-off lives in an inbox.

None of these are policy failures. They are record-keeping failures, and they are what examiners find, because the file is the only thing they can read.

What that looks like in practice

Independence enforced by role, not by reminder

Appraiser selection and appraiser communication are controlled by role-based access. Staff on the loan production side cannot select an appraiser or contact one, because the system does not expose those actions to their role. There is no procedure to follow, so there is no procedure to forget.

Every interaction is logged. When an examiner asks how independence was maintained on a specific file, the answer is a record of who could act, who did act, and when.

The federal expectation this is built against is set out in the Interagency Appraisal and Evaluation Guidelines, issued jointly by the OCC, the Federal Reserve Board, the FDIC, the Office of Thrift Supervision and the NCUA, and in the OCC's appraisal regulation at 12 CFR 34 subpart C.

Credentials checked before assignment, every time

Before an order is assigned, the platform verifies the appraiser's credential against the ASC National Registry, confirms the license type is appropriate for the assignment, and checks the coverage area. An appraiser whose license has lapsed is not assignable. Expiry alerts fire ahead of the lapse rather than after it.

An audit trail that is already assembled

Every order carries its own complete history: the engagement, the assignment logic that produced it, every message, every document version, every review and every date. Compliance certificates are generated per order rather than reconstructed at exam time.

Your policy, configured as rules

Banks do not share one appraisal policy, so the platform does not assume one. Review thresholds, engagement rules, approved-panel restrictions, escalation paths and documentation requirements are configured to your board-approved policy. When the policy changes, the configuration changes, and the change is dated.

Built for how a bank is actually wired

A bank's appraisal function does not sit alone. It sits next to a core banking system, and often next to a loan origination system as well.

Appraisal Host integrates with Fiserv and FIS for core banking connectivity, and with Jack Henry for institutions running that core. On the origination side it connects to Encompass, Calyx Point and BytePro, so loan data flows in at order creation and completed reports flow back to the file.

Multi-state banks and the fifty-one board problem

A bank lending across state lines is subject to fifty-one separate appraiser licensing regimes, each with its own board, its own rules and its own renewal cycle.

Appraisal Host tracks appraiser credentials per state, and we maintain a directory of every state appraiser regulatory board covering all fifty states and the District of Columbia. Coverage gaps in your panel are visible on a map rather than discovered when an order cannot be placed.

Security that will survive the vendor review

Before an appraisal platform reaches your appraisal team it has to pass third-party risk review. Appraisal Host runs on Amazon AWS with 256-bit encryption at rest and in transit, SOC 2 Type II audited controls, role-based access, multi-factor authentication, daily automated backups with point-in-time recovery, and complete logical data segregation.

Implementation

Most institutions are live in two to four weeks. That includes data migration, integration setup, configuration of your appraisal policy as platform rules, and staff training, guided by people who have worked in appraisal operations rather than a general onboarding team.

Does Appraisal Host replace our appraisal policy?

No. It enforces the policy your board has approved. Review thresholds, engagement rules, approved-panel restrictions and escalation paths are configured to match your policy, and the configuration is dated so a change is visible.

How do you support an examination?

Can loan production staff contact the appraiser?
