Appraisal management software is a platform that automates the ordering, tracking, and delivery of residential real estate appraisals. It connects lenders, AMCs, and appraisers in a centralized system to manage the entire appraisal workflow from order placement to final report delivery. The software handles appraiser assignment, compliance tracking, status updates, document management and reporting, eliminating manual processes and reducing turn times.
The primary users are: (1) Appraisal Management Companies (AMCs) that manage high-volume appraisal orders for multiple lenders, (2) Mortgage lenders who need to order appraisals for loan origination, (3) Banks and credit unions requiring enterprise appraisal management with core banking integration, and (4) Appraisal companies with teams of appraisers who need centralized coordination and billing.

Our platform is built on enterprise-grade AWS infrastructure with 99.99% uptime, and we provide hands-on support from appraisal industry experts, not just software technicians.
Most clients are fully operational within 3-5 business days. Implementation time depends on your organization's complexity, data migration needs, and integration requirements. Our dedicated implementation team guides you through every step, from initial setup to staff training. The platform is cloud-based, so there's no hardware to install or IT infrastructure to configure.

Appraisal Host provides client-specific configurations for each lender, including custom fee schedules, compliance requirements, notification templates, and reporting formats. You can manage hundreds of lender relationships from a single platform while maintaining complete separation of data and workflows. Each lender sees only their orders, and you maintain full control over appraiser assignment and quality control.
Yes. Appraisal Host supports unlimited client-specific fee schedules with different rates based on property type, loan type, rush orders, and geographic location. The platform automatically calculates fees, generates invoices, and tracks payments. You can also configure split fees for multiple appraisers and manage appraiser compensation separately from client billing.

You can maintain multiple panels with different coverage areas and client-specific requirements. Appraisal Host supports AIR compliance through role-based separation you configure, where appraiser assignment is a manager function that does not exist in the client or broker portal. The platform maintains complete audit trails for regulatory examinations, generates customizable compliance certificates, tracks USPAP requirements, and provides automated compliance reporting. All data is encrypted and stored on SOC 2 compliant AWS infrastructure.
Yes. Appraisal Host supports both residential and commercial appraisal workflows with appropriate documentation and compliance controls for each. Commercial appraisals have different order forms, fee structures, and reporting requirements, all configurable within the platform. You can manage mixed portfolios of residential and commercial orders from the same system.
Appraisal Host integrates with major LOS platforms including Encompass, Calyx Point, BytePro, and others through API connections. The order arrives from your LOS with the property, borrower and loan details already on it, so nobody retypes anything, and that system then asks Appraisal Host for the order and reads back the current status, the status note and, once the report is complete, the report, the invoice and the compliance certificate. We also offer a robust open API for custom integrations.
Appraisal Host runs the orders on your own desk, across every client relationship you have. Orders that reach you from an AMC and orders placed directly by a lender sit on the same platform, and each lender or broker company you work with carries its own assignment rules, compliance settings and approved appraiser list. What it is not is a place to administer your outside AMC vendors as accounts of their own.
Appraisal Host supports Appraiser Independence Requirements (AIR) through role-based separation you configure, where appraiser assignment is a manager function that does not exist in the client or broker portal, and the assigned appraiser's identity is hidden from lender reps and brokers by default. The platform maintains complete audit trails showing who accessed each order and when, generates compliance certificates for each loan, and provides automated reporting for regulatory examinations.
Appraisal Host provides comprehensive reporting including turn time analysis by loan type and property type, AMC performance comparisons, compliance audit reports, cost analysis, and pipeline tracking. All reports can be customized, scheduled for automatic delivery, and exported in multiple formats including PDF, Excel, and CSV.

The order arrives in Appraisal Host from your LOS with the property, borrower and loan details already on it, so nobody retypes anything. That system then asks Appraisal Host for the order whenever it wants an update and reads back the current status, the status note and, once the report is complete, the report, the invoice and the compliance certificate. This takes the manual data entry out of the handoff and keeps the loan file readable from one place. The connection can be configured to match your specific workflow requirements.
Yes. Appraisal Host provides a comprehensive REST API that allows you to integrate with any system including custom LOS platforms, accounting software, CRM systems, and proprietary tools. Our integration team works closely with your IT staff to ensure seamless connectivity and thorough testing before going live.

Appraisal Host is priced as a per-order fee, and the amount per order varies with the features you are using. We bill at the beginning of each month for the total number of orders you created the month before, and the arrangement runs month to month, with no commitments. The one exception is when we take on major development changes for a client and absorb the cost ourselves, and in that case we ask for a commitment in return. There are no minimums while the system is in use, and if a month goes by with no use at all, a flat monthly no use fee applies. Users are unlimited and there is no per seat charge.
