Appraisal Management Software for Credit Unions

Panel oversight that does not need a department to run it.

A credit union is held to the same appraisal standards as an institution many times its size, and is usually running that program with a fraction of the staff. The NCUA examiner does not scale the expectation to the size of your back office.

Appraisal Host is built for that shape of problem: full oversight of a small panel, run by people who have other jobs as well.

The problem is not volume. It is coverage.

Credit unions rarely struggle with order volume. They struggle with the fact that a small program still needs every control a large one has.

You need appraiser independence between lending staff and appraisal selection, whether that is forty people or four. You need current credentials on every appraiser you engage, whether the panel is fifteen names or five hundred. You need the file to show the work when the examiner asks, and the examiner asks the same questions either way.

What you usually do not have is somebody whose whole job is making that true.

So it runs on a spreadsheet, a shared inbox and the memory of one person who has been there long enough to know how it works. It functions, right up until that person is on vacation, or a license lapses quietly, or the exam asks for something nobody wrote down.

What changes when the controls are in the system

Independence without a reorganization

You do not need a separate appraisal department to have appraiser independence. You need lending staff to be unable to select or contact the appraiser.

Appraisal Host does that with role-based access. The action is not available to the role, so the separation holds without adding headcount and without asking a small team to police each other. Every interaction is logged.

The federal expectation here is the Interagency Appraisal and Evaluation Guidelines, which the NCUA issued jointly with the banking agencies, alongside the NCUA's own appraisal regulation at 12 CFR Part 722.

A small panel, watched continuously

A panel of twenty appraisers is small enough that checking credentials by hand feels manageable, and that is exactly why it slips. Nobody schedules it, so it happens when somebody remembers.

The platform verifies every appraiser against the ASC National Registry, tracks license type and coverage area, and sends expiry alerts before a credential lapses rather than after. An appraiser whose license goes inactive is not assignable.

You can check any single appraiser yourself with our free ASC National Registry lookup. The platform does it for your whole panel, every day, without being asked.

Exam evidence that assembles itself

Every order carries its own timestamped record: how the appraiser was selected, every message, every document version, every review and every date. When the examiner asks how a particular valuation was ordered and reviewed, that is a report rather than an excavation.

Coverage gaps you can see before they bite

Credit unions often lend in a defined geography, which is a strength until a member buys outside it. Panel coverage is mapped, so a gap is visible in advance rather than discovered when an order cannot be placed and a member is waiting.

It connects to the core you already run

Credit unions run on core systems, and the appraisal function is only useful if it talks to them.

Appraisal Host integrates with Jack Henry, Fiserv and FIS for core banking connectivity. Where a credit union also runs a loan origination system, there are connections to Encompass, Calyx Point and BytePro. Anything outside that list is reachable through the REST API and webhooks.

Member service is the point

Every day an appraisal sits is a day a member is waiting on a decision about a home.

Automated assignment removes the delay between an order arriving and somebody deciding who should take it. Status is visible to the people who will be asked about it, so a member's question is answered from the screen rather than by calling the appraiser. Turn time is tracked by appraiser, so a slow link in the panel is a fact rather than an impression.

Implementation, sized for a small team

Most credit unions are live in two to four weeks. That covers data migration, core and LOS integration, configuration of your appraisal policy as platform rules, and training.

Cloud-based, so nothing is installed and no server is added to whatever your IT arrangement currently is. The platform runs on AWS with SOC 2 Type II audited controls, 256-bit encryption, multi-factor authentication and daily backups, which is usually what the vendor review wants to know first.

See it on your own panel

Bring your current panel list and your appraisal policy. We will show you what continuous credential monitoring looks like against your actual appraisers, and what your last exam request would have looked like as a report.

Frequently asked questions

We only order a few appraisals a month. Is this oversized for us?

The controls an examiner expects do not scale down with volume, which is the problem this solves. The platform is configured to the size of your program, and implementation runs two to four weeks rather than a large project.

Do we need a separate appraisal department to have independence?

No. Independence is enforced by role-based access, so lending staff cannot select or contact an appraiser regardless of how few people are involved. It holds without adding headcount.

Does it integrate with Jack Henry?

Yes. There are also integrations for Fiserv and FIS, plus LOS connections to Encompass, Calyx Point and BytePro, and a REST API with webhooks for anything else.

How do we keep appraiser credentials current?

Every appraiser is verified against the ASC National Registry with license type and coverage area tracked, and expiry alerts fire before a credential lapses. An appraiser whose license goes inactive cannot be assigned work.

What does an NCUA examination request look like on the platform?

A report. Each order holds a timestamped record of selection, communication, documents, reviews and dates, so the evidence is assembled rather than reconstructed.

Can we keep our existing panel?

Yes. Your current appraisers are migrated during implementation, with their credentials verified against the registry as part of the process.

Appraisal Host also publishes a page for banks, and maintains a state appraiser board directory covering all fifty-one jurisdictions.
