Who Submits to UCDP and EAD Is a Setting, Not an Assumption

Every conventional loan that ends up with Fannie Mae or Freddie Mac has to reach UCDP, and FHA work has to reach EAD. On any AppraisalPort account there's a question sitting underneath that: who actually does the submitting.

Appraisal Host answers it per lender, on screen. Two controls sit on the AppraisalPort settings for each lender you serve:

  • Appraisal Port handles UCDP submission for this Lender? Answering Yes stops Appraisal Host from submitting.
  • Appraisal Port handles EAD submission for this Lender? Answering Yes stops Appraisal Host from submitting.

Set them to Yes and Appraisal Host stands down on that lender's portal work. Set them to No and Appraisal Host submits. One lender can run one way and the lender next to it the other, because the setting lives on the lender record rather than on your account.

That on screen control is specific to the AppraisalPort connection. If you serve a mix of lenders who submit their own and lenders who expect you to do it, this is the setting that keeps you from doing it twice or not at all.

What Appraisal Host Checks Before the Order Goes Live

Not every order arrives clean. Before an AppraisalPort order is released into your workflow, Appraisal Host runs six checks on it:

  • The lender rep on the order maps to a rep in your system
  • The appraisal type maps to one of your order types
  • The fee on the order matches what your fee schedule expects
  • A due date is present
  • A property address is present
  • A property zip is present

Anything that fails raises a warning on the order rather than being accepted quietly. The operator who picks it up sees the problem before an appraiser does, which is considerably cheaper than finding it after the inspection is booked.

Orders Land With the Right Person, Not Just the Right Lender

A lender with six branches and a dozen loan officers doesn't want every AppraisalPort order dropping into one shared inbox.

The connection matches the individual contact on the order first and falls back to the lender's default contact only when there's no match. You maintain that map yourself. The AppraisalPort settings for each lender carry a Manage Lender Reps screen where you pair a user in Appraisal Host with that person's AppraisalPort client ID, and add users as the lender's team changes.

The AppraisalPort Order Number Stays With the Order

Once the order exists in Appraisal Host it keeps its AppraisalPort identity. The order view shows the vendor's own number in a field labelled Appraisal Port #. When a lender rings up quoting a number they can see on their screen, your team searches for that number rather than translating between two systems.
