The November 2, 2026 deadline for UAD 3.6 is eight months away. And if your appraisal management workflow still runs on the legacy UAD 2.6 format, you're running out of runway.
This isn't a minor version update. UAD 3.6 replaces the entire appraisal data format your organization has used for over a decade. The static PDF forms your team knows by heart? The 1004, 1073, 1025, 2055? All going away. In their place: a single dynamic report built on the MISMO 3.6 data standard.
Every system that touches appraisal data needs to be ready. Your LOS. Your QC tools. Your compliance workflows. Your analytics.
The good news: you still have time to prepare. But the preparation window is shrinking, and the organizations that wait until Q3 2026 to start will be the ones scrambling. This UAD 3.6 transition guide breaks down exactly what's changing, what the timeline looks like, and what your team needs to do now to be ready before the mandatory date.
What Is UAD 3.6 and Why Does It Matter?
UAD 3.6 is the next generation of the Uniform Appraisal Dataset, jointly developed by Fannie Mae and Freddie Mac. It aligns appraisal data with the MISMO 3.6 reference model, which is the same data standard used across the rest of the mortgage industry for loan origination, closing, and servicing.
The current format, UAD 2.6, was introduced in 2011. Fifteen years later, it shows its age. UAD 2.6 locks appraisal data into rigid, form-specific PDFs. The data fields are limited. The format makes it difficult to run analytics, automate QC, or integrate appraisal data seamlessly with other mortgage systems.
UAD 3.6 fixes that by making appraisal data structured, machine-readable, and interoperable with the rest of the mortgage data ecosystem.
For AMCs and lenders, this matters because every downstream process that consumes appraisal data will change. Your compliance checks, your QC reviews, your secondary market delivery, your audit documentation. The shape of the incoming data is fundamentally different.
The UAD 3.6 Timeline: Three Phases You Need to Know
The GSEs structured the rollout in three phases to give the industry time to prepare. Here's where we stand:
Phase 1: Limited Production (September 8, 2025)
A small group of GSE-approved lenders began submitting UAD 3.6 appraisal reports to the Uniform Collateral Data Portal (UCDP). This phase was designed for early adopters to test their systems and identify integration issues before the broader rollout.
Phase 2: Broad Production (January 26, 2026)
As of late January 2026, all lenders can submit UAD 3.6 reports to UCDP without prior GSE approval. Submissions are not yet mandatory during this phase, but lenders with updated systems are encouraged to begin integrating UAD 3.6 into their workflows.
This is where we are now. If your organization hasn't started testing UAD 3.6 submissions, you should be.
Phase 3: Mandatory Implementation (November 2, 2026)
All appraisal reports on loans sold to Fannie Mae or Freddie Mac must use the UAD 3.6 format. UAD 2.6 submissions will no longer be accepted for new appraisals. The legacy UAD 2.6 pipeline remains open until May 3, 2027 only to clear previously ordered appraisals still in progress.
Key fact: A UAD 3.6 appraisal cannot be converted back to UAD 2.6. The data structures are fundamentally different. Once you transition, there is no backward compatibility.
What's Actually Changing in UAD 3.6
The technical changes in UAD 3.6 touch four areas that directly affect appraisal operations.
One Report Replaces Many Forms
The biggest operational change: the familiar appraisal forms are being retired. The 1004, 1073, 1025, 2055, and 1004D are all replaced by a single Uniform Residential Appraisal Report (URAR).
The new URAR is property-type agnostic. Instead of selecting a different form for a single-family residence versus a condo versus a 2-4 unit property, the URAR dynamically activates the relevant sections based on the property type and scope of work. One form handles single-family, condos, co-ops, manufactured housing, 2-4 units, updates, and completions.
For a mid-size AMC processing 800 orders per month, this eliminates an entire category of form-selection errors.
Consider what happened to Lisa, an operations manager at a regional AMC in the Southeast. Her team processed a batch of 12 condo orders in Q4 2025 using the 1073 form. Three came back with revision requests because the appraiser had used field names that didn't align with the latest GSE guidance for that form.
Under UAD 3.6, those three orders would have used the same URAR as every other property type, with the condo-specific fields automatically activated. No form-selection confusion. No revision loop.
MISMO 3.6 XML Data Standard
UAD 3.6 appraisal data must conform to the MISMO 3.6 reference model. This means appraisal data is delivered as structured XML rather than embedded in PDF documents. The data becomes machine-readable at the field level, which enables automated validation, QC, and analytics that weren't possible with the legacy format.
For lenders running automated underwriting, this is significant. Appraisal data can flow directly into decisioning engines without manual extraction. For AMCs, it means your QC workflows can validate data fields programmatically rather than relying on manual review of PDF reports.
New Delivery Format Through UCDP
The delivery mechanism changes from the current format to a ZIP-based package submitted through UCDP. The package includes the structured XML data, any supporting documents, and the rendered report. This is a different file structure than what your current systems produce and consume.
Your integration with UCDP needs to support this new package format. If you're using a GSE portal partner like Veros for UCDP submission, confirm that your integration partner supports UAD 3.6 format delivery.
More Structured Data Fields
UAD 3.6 introduces additional structured fields that don't exist in UAD 2.6. Property characteristics, comparable sale data, and adjustment explanations are captured in standardized formats rather than free-text fields. This improves data consistency across appraisals but requires appraisers and QC reviewers to understand the new field structures.

How to Prepare for UAD 3.6: A Departmental Breakdown
The UAD 3.6 transition touches more departments than most organizations expect. Here's who needs to act and what they need to do.
Operations and Order Management
Your order management workflows need to accommodate the new URAR form and UAD 3.6 data format. This means:
Updating order templates to reference the URAR instead of legacy form numbers
Configuring QC checklists to validate UAD 3.6 field requirements
Testing the end-to-end order lifecycle with UAD 3.6 appraisals during the current Broad Production window
Training staff on the new report structure so they can identify issues during review
If your appraisal management software handles order management, confirm with your provider that UAD 3.6 is supported. This includes order intake, assignment, review, and delivery workflows.
LOS and Technology Teams
Every system that ingests appraisal data needs updating. Your LOS integration, whether it's Encompass, Calyx Point, BytePro, or another system, must be able to receive and process MISMO 3.6 XML data. This isn't a configuration change. It's a data format change that may require API updates, schema mapping, and end-to-end testing.
Talk to your integration partners now. Not in September. The integration testing alone can take 4-6 weeks, and your LOS vendor's support queue will be backed up as the deadline approaches.
Mark Chen, the IT director at a mid-Atlantic mortgage lender, learned this lesson during the original UAD 2.6 rollout in 2011. His team waited until two months before the deadline to begin integration testing with their LOS provider.
The vendor's support team was overwhelmed with requests, and a data mapping error caused 40% of their test submissions to fail validation. They made the deadline, but only after three weeks of weekend work. "Start early" is the simplest advice he gives anyone who asks about UAD transitions.
Compliance and QC
Your compliance framework needs to account for the new data standard. This includes:
Validation rules: UAD 3.6 introduces new required fields and data validation requirements. Your QC engine must be updated to check against the new field specifications.
Audit documentation: Reports generated under UAD 3.6 will have a different structure. Make sure your audit trail captures the new format correctly.
Dual-format period: Between now and November 2026, you'll receive appraisals in both UAD 2.6 and 3.6 formats. Your compliance processes need to handle both simultaneously.
UCDP submission validation: Confirm that your submission workflow produces clean UAD 3.6 packages that pass UCDP validation on the first attempt.
Secondary Market and Delivery Teams
If you sell loans to Fannie Mae or Freddie Mac, your delivery pipeline must produce UAD 3.6 compliant appraisal packages by November 2. Test submissions during the current Broad Production phase. Don't wait to discover format issues when you have live loans in the pipeline.
Appraiser Panel Communication
Your appraisers need to be using UAD 3.6 compatible software. This is a conversation to have with your panel now, not in October.
Survey your panel to identify which appraisers have updated their software
Identify appraisers who may need additional time or support to transition
Plan for a potential period where some panel members can produce UAD 3.6 reports and others cannot
Consider whether assignment logic should factor in UAD 3.6 readiness during the dual-format period
For a 200-appraiser panel spread across three states, this isn't a quick email blast. It's a structured communication and tracking effort that takes weeks. Start the outreach now while there's still time for appraisers to update their tools and complete any required training.
Common UAD 3.6 Questions from the Freddie Mac FAQ
Will Turn Times Change?
The GSEs have stated that turn times and standard fees are not expected to change as a result of the UAD 3.6 transition. The format is different, but the scope of work for a residential appraisal remains the same.
That said, expect some initial slowdowns as appraisers and staff adjust to the new report format. Factor this into your capacity planning for Q3 and Q4 2026.
Can We Convert Existing UAD 2.6 Appraisals to 3.6?
No. The data structures are fundamentally different. A UAD 3.6 appraisal cannot be converted to UAD 2.6, and vice versa. If an appraisal was ordered and completed under UAD 2.6, it stays in that format. New appraisals after the mandatory date must be ordered and completed in UAD 3.6.
What About FHA and VA Appraisals?
FHA and VA have their own timelines for adopting updated appraisal standards. FHA has indicated adoption in spring 2026, but confirm the latest guidance directly with HUD. Non-GSE and non-government appraisals are not directly subject to the UAD 3.6 mandate, but the industry shift toward MISMO 3.6 data standards will likely pull the broader market in the same direction.
What Happens If We Miss the Deadline?
After November 2, 2026, UCDP will no longer accept new UAD 2.6 submissions for Fannie Mae and Freddie Mac loans. If your systems aren't ready, you won't be able to deliver appraisals for GSE-eligible loans. That means delays in loan closings, potential lock expirations, and operational disruption that compounds with every day you're not compliant.

The Bigger Picture: Why UAD 3.6 Is More Than a Format Change
UAD 3.6 is part of a broader industry shift toward structured, machine-readable mortgage data. MISMO 3.6 alignment means appraisal data will finally speak the same language as loan origination data, closing data, and servicing data. For the first time, the appraisal will be a native part of the digital mortgage workflow rather than a PDF attachment bolted onto the side.
For AMCs and lenders who invest in their systems now, this creates a structural advantage. Better data means better analytics. Better analytics means better operational decisions about your panel, your turn times, your QC processes, and your compliance posture. The organizations that treat UAD 3.6 as a compliance checkbox will get compliant. The organizations that treat it as an operational upgrade will get ahead.
Appraisal Host was built on 15+ years of appraisal industry experience, with UAD 3.6 and MISMO 3.6 readiness built into the platform from the ground up. Not as a patch. Not as an add-on module. As part of the compliance infrastructure that every feature runs on.
The November 2026 deadline is coming. The preparation window is now. Start early, test thoroughly, and talk to your vendors before their support queues fill up.
